Development process

The following steps are necessary for any kind of proposed development works in the Parramatta Local Government Area:

  1. Check whether your proposed development is either Exempt, Complying or requires a Development Application (DA).
  2. If you require a DA then check with Council whether your land is suitable for the works you wish to undertake. It may be a good idea to obtain Planning Certificate so that regulations on your land can be properly addressed.
  3. Next Prepare and lodge your DA according to relevant Council guidelines.
  4. All building works which require a DA will also require a Construction Certificate (CC). Some DA types allow you submit the Construction Certificate application at the same time. Check whether you are eligible for Combined DA/CC submission.
  5. Wait for the DA or Combined DA/CC assessment process to be completed.
  6. Once your DA is approved it is necessary to check and fulfil any conditions imposed.
  7. If you have been granted Development Consent then check whether you subsequently require a Construction Certificate.
  8. Where a Construction Certificate is required you need to elect a Principle Certifying Authority to oversee the works. If you do not require a Construction Certificate then ensure that your works are undertaken in accordance to relevant standards.
  9. Notify Council of works commencement more than two days beforehand.
  10. Check whether you require an Occupation Certificate prior to inhabiting your new development.
