Planning & Zonning
Check with Council if the land you wish to develop is within an area covered by the Sydney Regional Environment Plan No. 28 - Parramatta (SREP) or if it is covered by the Parramatta Local Environment Plan 2001 (LEP). In obtaining planning information specific to you parcel of land prior to preparing your Development Application (DA), any issues to do with LEP zoning, lot sizes, easements, access or other regulations can be properly addressed.
You can find out how land is zoned by viewing the maps of the Parramatta Local Environmental Plan 2001 at the Customer Services Centre between 8:30am and 4:30pm from Monday to Friday excluding public holidays.
Formal advice can be obtained by applying for a Planning Certificate. A Planning Certificate (issued under Section 149(2) of the Environmental Planning and Assessment Act 1979) provides details of the zoning and information regarding relevant planning controls.
Additional information on matters such as whether the site is in a flood, contamination, and drainage area as well as tree preservation orders and if Development Consent has been granted on the site, can be obtained by requesting this information under Section 149(5) of the Act.
Certificates can be obtained by lodging an application with payment at our Customer Services Centre or writing to us with full details of the address and ownership details of the site.
Planning Certificates are produced within three working days of application being lodged. All certificates can be produced within 24 hours by payment of an urgency fee.
