Planning Certificate (Section 149 EP&A Act 1979)
There are two types of Planning Certificates. A Basic Planning Certificate (S.149 (2) EP&A Act 1979) provides information on the development potential of a parcel of land including any planning restrictions that may apply to the land on the date the certificate is issued, the zoning (i.e. which building types are permitted on a parcel of land), whether the land is affected by by contamination, heritage, road widening or bushfire.
A Full Planning Certificate (S.149 (5) EP&A Act 1979) provides you with all of the above information and includes additional information such as matters which influence your land e.g. flood, drainage area, etc.
Planning Certificate fees
If you would like either of the following Planning Certificates issued within one working day of receipt of application then an urgency fee of $110 (GST included) is required.
- Basic Planning Certificate (S.149 (2) EP&A Act 1979) -$40
- Full Planning Certificate (S.149 (2) & (5) EP&A Act 1979) - $100
