Stage 4 - Developing Zoning and Planning Controls

In 2006, Council began to use the information that came out of the Stage 3 work to prepare the Draft Parramatta Residential Development Strategy. This document was adopted for exhibition by Council in November 2006.

The vision and strategies for Parramatta’s future housing that were set out in the draft RDS document were used as the basis for the preparation of draft zoning and other planning standards and controls. These documents will contain the strategy, zoning, standards and controls for the Parramatta local government area with the exception of the city centre area, which is being dealt with by the State government Cities Taskforce.

Two documents are presently being prepared in Stage 4 of the RDS review. Follow the links to find out more about these documents:

▪ Draft Parramatta Local Environmental Plan 2008 (PLEP 2008) will contain zoning, height, floor space ratio and other standards. This has been adopted as a draft by Council.

▪ Draft Parramatta Development Control Plan 2008 (PDCP 2008) will contain controls to support the standards in PLEP 2008. This has been adopted in-principle by Council.

Council is now seeking approval from the State government to move into Stage 5 of the RDS review.
