How are my rates calculated?
Rates are calculated by using the Land Valuation supplied to council from the "Land Property Information" (formerly the Valuer Generals' Dept) to calculate against a "Rate in the Dollar" depending on the "Rating Category" that applies to your parcel of land. Examples on how rates are calculated:
The following is an example of how rates will be calculated on a Residential property with a land value of $310,000:
Residential rate (0.198444c in $) 0.00198444 x $310,000 = 615.18
OSA & E Spec Rate ADV 50% (0.004367c in $) 0.00004367 x $310,000 = 13.54
OSA & E Spec Rates Base 50% = 12.42
SI Spec Rate Ad Val 75% (0.010390c in $) 0.00010390 x $310,000 = 32.21
SI Spec Rate Base 25% = 9.77
140L Domestic Waste Chg = 217.20
TOTAL = $900.32
The following is an example of how rates will be calculated on a Residential propertywith a MINIMUM land value of $200,000:
Residential MINIMUM rate (Minimum rates are levied on all properties when rates calculated are $421.50 or less) = $421.50 (This is where a Residential property has a land value of 212,402 or less)
OSA & E Spec Rate ADV 50% (0.004367c in $) 0.00004367 x $200,000 = 8.73
OSA & E Spec Rates Base 50% = 12.42
SI Spec Rate Ad Val 75% (0.010390c in $) 0.00010390 x $200,000 = 20.78
SI Spec Rate Base 25% = 9.77
140L Domestic Waste Chg = 217.20
TOTAL = $690.40
