Planning controls finalised

Parramatta City Council’s new Local Environment Plan (LEP) 2011, which sets a clear framework, identifying what can be built on an area of land (outside of the Parramatta CBD) and for what purpose it can be used, came into effect on 7 October 2011.

Parramatta Lord Mayor, Cr Lorraine Wearne, said the preparation of an LEP was a huge task and praised the hard work and continued efforts of staff and Councillors to ensure it met the current and future needs of the community.

“Our LEP has been more than four years in the making and I’d like to congratulate everyone who contributed to this critical instrument that will ensure we can build and sustain better local neighbourhoods,” she said.

Parramatta City Council has also adopted the Parramatta Development Control Plan (DCP) 2011 which came into effect on 12 October 2011. The DCP includes planning controls and development guidelines to be used to assess future development proposals and has been prepared in conjunction with the Parramatta LEP 2011.

“These plans have been finalised following extensive consultation with residents and businesses and their input has been vital in establishing clear guidelines for any future development,” Cr Wearne said.

The LEP also applies to the Epping Town Centre and after engaging with stakeholders and residents, various height levels were established, ranging generally from 21 metres to 40 metres (approximately 6 to 12 storeys) in the Epping CBD.

Rules and standards outlined in Parramatta’s LEP and DCP apply to both large scale and smaller developments, such as new homes and additions.
